Driveway Sealcoating: Protection on the Right Schedule
Sealcoating protects asphalt from water, sun and fuel spills, and it makes a tired driveway look new again. It is also the service most often oversold. Sealing too often wastes money and can build up a layer that cracks on its own.
What sealcoating actually does
Asphalt is held together by bitumen, and ultraviolet light slowly breaks that binder down. As it degrades the surface turns grey, loses its fines and starts to ravel into loose aggregate. Sealcoat is a sacrificial layer that takes that damage instead.
It also closes the surface against water and resists gasoline and oil, both of which dissolve asphalt binder on contact.
What it does not do is add structural strength. Sealcoat is roughly the thickness of a coat of paint. It will not bridge a real crack, level a sunken area or fix anything happening in the base.
The right schedule
New asphalt should be left alone for its first season. It needs time to cure and release its oils, and sealing too early traps them and leaves a surface that stays soft.
After that, every two to four years suits most residential driveways in this climate. Driveways with heavy sun exposure or heavy use sit at the shorter end, shaded and lightly used ones at the longer end.
Annual sealing is almost never justified on a home driveway. Repeated coats build a thick layer that becomes brittle and develops its own hairline cracking pattern independent of the asphalt underneath.
Cracks get filled first
Sealcoat applied over open cracks runs into them and leaves a visible line, and it does nothing to stop water getting in. Crack filling is a separate step that happens before the seal goes on.
Any quote that includes sealing but not crack preparation on a driveway with visible cracks is quoting a cosmetic job.

How often should a driveway be sealcoated?
Every two to four years suits most residential driveways in southeastern Pennsylvania, after leaving new asphalt unsealed for its first season.
Sealing every year is a common upsell and it is counterproductive. Layers build up, become brittle and crack on their own, which looks like driveway failure but is actually sealer failure.
How long before I can drive on a freshly sealed driveway?
Foot traffic is generally fine after several hours and vehicles after twenty four to forty eight hours, depending on temperature and humidity.
Cool or damp weather extends it. Driving on sealer before it has cured leaves tire marks that do not come out.
Does sealcoating fix cracks?
No. Sealcoat is about the thickness of a coat of paint and has no structural capability. It will not bridge a crack or level a depression.
Cracks need to be cleaned and filled as a separate step before sealing. Sealer poured over an open crack sinks in and leaves a visible line while the water path stays open.
